How many Inspections? Determining and balancing how many inspections you want and the costs involved is an individual choice based on many factors. These can include the desired quality and finish you want in your new home; your previous experiences; your present knowledge of building codes, standards and techniques; and advice from family, friends, colleagues and acquaintances. It can also quite often depend of your present circumstances, we have a number of clients that are living interstate or overseas for whom we manage their builds. We have clients that have just one inspection carried out (approx. 15%), others that have two (approx. 30%), while the majority have three (approx. 50%) and a few that have four inspections or more (approx. 5%). We strongly recommend that to identify the defects in your home, as they arise, you should have at least the three main stages inspected. Frame Stage, Pre Plaster (Lock-Up) and at the Pre Handover stage, which in the majority of cases provides the perfect blend between budget and the desired quality and finish you want in your new home. If your budget is tight then as a minimum we recommend you have a Pre Plaster and a Pre Handover inspection carried out. If you wish to have only one inspection, then of course we will be only too happy to help you with that as well. Bundled Inspection Rates: The following rates are for multiple inspections, a minimum of two, starting with either a Frame Stage or Pre Plaster inspection. One-off or inspections that start at the Fixing/Paint stage, the Pre Handover stage or at Maintenance are charged for at a higher rate, which are listed further down this page. Note: If you start with a single inspection and then have a subsequent inspection carried out we will credit you back the difference between the single inspection rate and the bundled rate from your first inspection at the time of your second inspection, which will then be charged for at the cheaper bundled rates as well.

Discounts:
We offer a $ 30:00 discount per Stage Inspection if payment is made at the time of the inspection or within 24 hours of it being carried out; and before our written report is forwarded through to you. Discounts do not apply to any of our hourly rate work.
NO other Discounts are offered or available.
Payment:
Payment is due after the completion of each inspection. If you chose not to take up our discount option, we will send you an invoice with your report, which are due for payment within 7 days.

Conditions these Prices are provided subject to:
a) All of the above prices are inclusive of GST.
b) All inspections come with a fully detailed written report normally delivered within 5 business days, however due to our fluctuating workload this delivery time cannot be guaranteed.
c) Stage Inspection rates cover a single visual inspection of the works carried out by your builder up to the time of our attendance. They cover a once only site inspection/attendance and our fully detailed written report. They do not include or cover any further inspections, re-inspections, site meetings; additional written correspondence or email review, responses, or replies.
d) All additional work carried out by us including our attendance to re-inspections; site meetings; the review of correspondence from your builder; the preparation of additional correspondence to yourself for your builder ect. will be charged for in accordance with the above stated rates.
e) Building area include Garages, Porches, Balconies, Alfrescos and the like.
f) The above rates cover the area within a radius from our Office bounded by Werribee, Caroline Springs, Hillside, Greenvale, Craigieburn, Doreen, Lilydale, Monbulk, Emerald, Pakenham, Tooradin, Crib Point, Flinders and Rosebud. Additional travel charges will be applied outside these areas.
g) Travel time will be charged for when carrying out hourly rate work - on all of our out of Office time.
h) All of our site inspections, reports, correspondence and advice, whether written or verbal, are carried out and provided subject to the limitations and exclusions detailed in our standard terms and conditions that are set within the Sample Reports provided on this web site.
i) As the intention of our service is to identify defects as they arise during the building process, a form of preventative maintenance, we do not allow for the additional time and expense to produce our Stage Inspection reports in accordance with Practice Note 2 under Section 158 of the Victorian Civil and Administrative Tribunal Act 1998 (VCAT PN2). Therefore, in the unlikely event that your matter proceeds to VCAT an additional addendum will have to be prepared and attached to your report, the cost of which is in addition to the initial fee charged.
j) The preparation of all VCAT compliant reports and their associated inspection/s are charged for at the above specified fee of $ 220:00 per hour.
k) Attendances to VCAT Mediations; Compulsory Conferences; Hearings and Views carry a minimum 8 hour charge per day.
l) We reserve our right to review these rates periodically, however current rates will be held for jobs in progress.
